No Nightly Rental Reminder

Happy New Year to you! Hope you and your family have a safe and prosperous 2021. 

Please be aware that nightly rentals of less than ninety days are not allowed anywhere in the CPA area of Hideout (including Rustler).  If you are aware of a neighbor renting their property nightly, please let the CPA know and we will take it from there, and not disclose who the complaint came from.  Thank you in advance for your ongoing cooperation.

Friendly Reminder for New Lot Owners

If you recently purchased a lot in the community, welcome!  Please be aware that if you own a lot in the Community Preservation Association (the “CPA”) area of Hideout and want to build a home, you will need to go through the required design review process first.  information on the design review process and a copy of the current design guidelines can be found on our HOA website, www.communitypreservationassociation.com.

Please note that the CPA requirements for design review, construction management and final sign-off on completed homes (and associated return of the compliance deposit) is completely independent from the Town’s building permit issuance, construction bond and granting of a final certificate of occupancy (a “CO”).  The CPA must conduct a final inspection of all completed homes before the compliance deposit can be returned (assuming home has been built according to approved plans), regardless of whether or not a final CO has been issued. 

We look forward to working with you on your new home design and approval, and to have you living in the community.

DOG WASTE BAG DISPENSER STATIONS

In response to owner requests heard at the recent quarterly Board meeting, the CPA is installing dog waste “poop” bag dispenser stations at the two CPA parks for owner use.  There will be a dispenser installed at the park adjacent to the round-a-bout below the town hall site, and another installed at the Soaring Hawk park.  Stations may be installed at additional locations at a future date. 

Because the CPA does not currently have the staffing to regularly patrol and empty trash cans at park dispenser station locations, we kindly ask that you take any used poop bags home where they can be discarded of properly. 

We hope you will find the new stations convenient.  Thanks to those who made the suggestion!

Summer 2020 – Pocket Park Update

The CPA is planning to make improvements to the CPA pocket parks this summer, with additional improvements planned for next summer. Improvements will focus on both the Soaring Hawk pocket park and the pocket park by the main round-a-bout below Overlook.

In Soaring Hawk, a stacked stone wall will be installed along the back slope of the park and perennial flowers will be planted.  Additional improvements next summer include the addition of new benches and a potential shade structure. 

In the main pocket park below Overlook Village, extensive plantings will be added this summer, including perennial flowers, trees and shrubs, including in the Reflection Ridge gate area.  New benches and a possible shade structure will be added next year, with careful consideration not to block our amazing views. 

We hope CPA owners will enjoy the improvements and have a safe and happy remainder of the summer.

It’s Summer/Thank You

What a long, strange trip it’s been… 

The events of the past several months have been like nothing the world has experienced before. It is important to take a moment to reflect on all that has happened and how we will continue adapting moving forward.

As we continue to navigate the murky ebb and flow of these circumstances, please know that our main priority remains the health and safety of our employees, clients and community. Following very closely behind that is our commitment to delivering the premier level of service to the best of our ability and resources.

We have been very lucky that our team has remained healthy throughout. However, some of our vendors and other services in the area have and continue to deal with decreased staffing, due to confirmed cases or potential contact with confirmed cases. On top of that, many are also at the mercy of parts and supply delays due to restrictions on manufacturing and distribution centers. We will always support our preferred vendors, but in the event that they are unable to fulfill our requests we are doing everything possible to source expedient resolutions from elsewhere. Your patience and understanding is and will continue to be greatly appreciated.

This year has ushered all of us into a determining new era. One that has been challenging in a myriad of ways, but remains full of hope and opportunity for how we shape our paths ahead. As we have seen, small actions can have big impacts. One way that we can all make a difference is by exercising kindness.

As many of you have returned or are planning your return to Park City, we look forward to welcoming you back with care. We hope you enjoyed the holiday weekend – stay safe, be kind and wear a mask!
