Caution in the Face of Coronavirus
The Community Preservation Association (the “CPA”) sincerely hopes you, your family and friends stay healthy and safe during these potentially stressful times with the recent coronavirus outbreak.
We at the CPA will do everything we can to keep regular office hours and to staffing to serve you. We ask that you call into the offices for inquiries rather than come in person if possible. Most information can be found on our HOA website, www.communitypreservationassociation.com, but we are happy to help with any questions you may have.
Upcoming Board meetings will likely be held via conference call for the foreseeable future, in order to promote social distancing. We will post information on upcoming meetings on the website.

Dear Overlook Neighborhood Owners:
We are writing to follow up with you on comments made at the most recent annual meeting of the Community Preservation Association (the “Association”) regarding the allocation of maintenance responsibilities in the Overlook benefitted neighborhood (“Overlook”). At the annual meeting, some of the owners in Overlook requested that the exterior maintenance responsibilities for the homes in Overlook be assigned to the individual owners rather than the Association. The Association’s responsibility for exterior maintenance is a recorded covenant and this change would require an amendment to the Amended and Restated Master Declaration of Covenants, Conditions, and Restrictions for the Community Preservation Association for Hideout Canyon (the “Master Declaration”).
The Association’s Board of Directors (the “Board”) has discussed this request among itself and with the Declarant. The Declarant and the Board have determined that the exterior maintenance responsibilities will not be shifted while the Overlook portion of the master development project is still being built out and the Master Declaration will not be amended at this time. The Association and the Declarant may revisit this issue once all homes in the Overlook are complete and sold.
The Board greatly appreciates your comments regarding this issue as well as your attendance at and participation in the Association’s annual meetings.

2019 Annual Meeting Recap
CPA ANNUAL MEETING HELD
The CPA Quarterly Board Meeting and the CPA Annual Owners Meeting were held concurrently on Tuesday, December 17 at the Park City Hospital conference rooms. The meetings were well attended and the feedback received was very helpful. Thanks to those who were able to be there. Meeting minutes from both meetings are posted to the CPA website.
Items approved at the Quarterly Board meeting include clarifications to the holiday lights and décor rules, and pending changes to the design guidelines, including a DRC fee increase. The fee increase from the current $.90/square foot to $1.20/square foot was approved by the Board, but the remaining revisions will be posted for thirty (30) days for Owner comment before being adopted. Please see the redlined version of all of the design guideline revisions now posted on the CPA website.
